    Part B • Search and Settlement Fees (House)

This is an important part of the conveyancing process, as the contract sets out the disclosure information, rules, payment terms and conditions that both the buyer and seller need to agree upon. In NSW, searches are required to draft a valid and binding Contract for Sale.

These specific searches are also known as ‘disclosure searches’ and are carried out by your conveyancer or solicitor on your behalf. Your conveyancer or solicitor will contact relevant local authorities (and a variety of organisations) to access important information about the property being sold to disclose to the buyer, that may impact future use of the property.

Depending on where your property is located, we may need to obtain searches relating to:

  • Local authorities
  • Planning and environmental matters
  • Drainage and water
  • Council approval and compliance
  • Flood-risk
  • Mining
  • Swimming pools
  • Land registry information

The total cost varies, depending on the location and type of searches required for your property. Providing accurate, up-to-date property-related information helps us access all the necessary details to create a complete picture of the property.

We may require additional information from you to determine any tax-related obligations of the sale.
