Property search fatigue and how to combat it

Property search fatigue is real, and it can happen as a result of weeks, and sometimes months, of researching properties and negotiating with real estate agents without achieving a result.

It can also happen after investing time and emotion attending numerous open inspection appointments, or auctions only to be outbid – again and again!

What is property search fatigue?

Property search fatigue (also known as buyer’s fatigue) can feel exhausting, and that exhaustion can feel especially stressful when your quest for the right property feels like it is permanently out of reach.

In an ideal world, finding the right property should be an exciting time in your life. When that excitement is soured because of the seemingly endless property searching process, it’s time to change your attitude – and perhaps your strategies – and focus on creating a positive property-finding experience.

Don’t let property search fatigue lead to bad decision-making

Buyers who feel the impact of property search fatigue may lose interest in the property market and stop searching completely. Even worse, the effects of buyer’s fatigue can lead to hasty, ill-informed decisions being made, simply to secure any property that is available.

The reality is that buying property is one of the most significant financial transactions of your life.

To protect your investment and help you feel happy about the property decision you make, having access to the right knowledge and support is essential.

Tips to tackle property search fatigue

Whether you’re an experienced property investor or just beginning your first-home buyer journey, buyer’s fatigue can happen to anyone – especially when you’re hunting for your ideal property in a competitive market.

To help you overcome the stress of property search fatigue and avoid the risks, try these practical tips:

1. Don’t get too attached
This tip is especially practical if you’re hunting for your first home. The truth is that your first property purchase almost certainly won’t be your last – and letting go of looking for your ‘dream home’ might help you expand your search options to find something that suits your budget and your circumstances right now.

2. Broaden your house-hunting horizons
Expecting perfection is unrealistic. Instead, create a list of what you are happy to compromise on, and open your eyes to properties you may not have previously considered. By snapping out of suburb bias, you might discover a whole range of properties in your price range – and a new neighbourhood to explore!

3. Do your research
Sometimes, our perceptions aren’t reality. To expand your property search, do some research. The ideas your parents or friends might have told you about a particular suburb might have been true then but maybe things have changed now. Use your spare time to walk different streets, order your coffee at a different café, and consider properties in postcodes that might be future additions to the ‘hot suburb’ list.

4. Think outside the square
If you’re stuck on the idea of a home with a bath, think about this: can you buy it anyway and add a bath later? By opening your mind to look at properties you used to cut out of your search filters, there could be a world of new real estate opportunity literally around the corner.

5. Surround yourself with positive support
You don’t have to feel alone. By connecting with well-connected property professionals – from mortgage brokers to buyer’s advocates and even friends and family – you might become aware of properties that are (practically) perfect for you.
