Frequently Asked Questions
Q: What happens when I ask for a quote?
One of our friendly concierges will call to welcome you. They’ll also ask a few questions so help them understand your unique situation. For example: “Do you have any critical dates in mind? Are you happy with your contract? Have you done conveyancing in Victoria before?”, and so on. They’ll then use the information will to prepare the best quote possible.
Q: Who will take care of me?
You’ll have a team working for you that includes a Lawyer, a Customer Concierge, and an experienced File Owner who’ll be your main point of contract. And if you have any problems (not that we expect you to), you’ll have access to our Victoria Head Lawyer and Practice Manager to help get it sorted. You can even send a message directly to our Founder and General Manager. We take customer service seriously, so you can rest assured you’re being taken care of.
Q: Why do others charge less for searches?
It’s important to look at what searches form part of the other firms’ search packages. “Less cost” or “Less expensive” may mean their searches are also less than the recommended Law Institute Victoria standard, and may not protect you against the risks associated with purchasing a Property. At Conveyancing.com.au, we never compromise on quality or your protection. Our Search Package is specifically designed to minimise your cost and maximise your protection. Anything less is a risk you’ll carry through to Settlement–and maybe even beyond. Remember: This will probably be the largest purchase you’ll make in your life. And you’ll be committed to it for years, if not decades. So it’s worth investing in protection that’s to the amount you’ve committed yourself to.
Q: What are searches?
Searches are certificates that disclose rates, amounts owed, and the history of your property. It helps your File Owner do their detective work to manage your risks. Limiting the number of searches limits the ability of the File Owner to do their job. That’s why your File Owner may recommend optional searches if they think it’s necessary. For example, they may suggest a Building Approval Search to make sure the property’s deck, pergola or carport is built in accordance with Council regulations. After all, the last thing you want is a letter from the Council ordering you to tear it down. Because they cost extra, these searches are optional.
More About Narre Warren
Narre Warren is a suburb 35 km away from Melbourne. Historically, this area began as a cluster of rural Victorian communities of farmers and pastoralists. Today, it is a part of the City of Casey and is also a part of the major growth corridor in the southeast of Melbourne. Housing developments have mushroomed in this neighbourhood and made it one of the popular choices for property investors.
The suburb is a unique blend of semi-rural and urban features. It houses Australia’s second largest mall (by gross leasable area), Westfield Fountain Gate. An aquatic and recreational centre is another addition to the community facilities in Narre Warren. Apart from this, a host of outdoor activities are also available to the residents of this suburb. The Bunyip State Park, Dandenong ranges and the Puffing Billy Railway are some of the frequented spots that are easily accessible from the suburb. For these reasons, Narre Warren has seen an increase in population over the years. Families with children prefer to settle in this affordable suburb. Further, there are numerous options for primary and secondary education. It even offers a community education centre that provides vocational education for adults.
The suburb holds great promise in terms of development. A strategic development plan is already in progress to turn Narre Warren into the central business district of the City of Casey. Two hospitals and a cultural precinct have been allocated state funding. Thus, the current housing development is estimated to grow in the next few years. The median sales price for houses notes a compound annual growth of 9.4%. It currently holds great potential for investment.
