Q: What are searches?

Searches are certificates that disclose rates, amounts owed, and the history of your property. It helps your File Owner do their detective work to manage your risks. Limiting the number of searches limits the ability of the File Owner to do their job. That’s why your File Owner may recommend optional searches if they think it’s necessary. For example, they may suggest a Building Approval Search to make sure the property’s deck, pergola or carport is built in accordance with Council regulations. After all, the last thing you want is a letter from the Council ordering you to tear it down. Because they cost extra, these searches are optional.
