Frequently Asked Questions

Q: What happens when I ask for a quote?

One of our friendly concierges will call to welcome you. They’ll also ask a few questions so help them understand your unique situation. For example: “Do you have any critical dates in mind? Are you happy with your contract? Have you done conveyancing in Victoria before?”, and so on. They’ll then use the information will to prepare the best quote possible.

Q: Who will take care of me?

You’ll have a team working for you that includes a Lawyer, a Customer Concierge, and an experienced File Owner who’ll be your main point of contract. And if you have any problems (not that we expect you to), you’ll have access to our Victoria Head Lawyer and Practice Manager to help get it sorted. You can even send a message directly to our Founder and General Manager. We take customer service seriously, so you can rest assured you’re being taken care of.

Q: Why do others charge less for searches?

It’s important to look at what searches form part of the other firms’ search packages. “Less cost” or “Less expensive” may mean their searches are also less than the recommended Law Institute Victoria standard, and may not protect you against the risks associated with purchasing a Property. At Conveyancing.com.au, we never compromise on quality or your protection. Our Search Package is specifically designed to minimise your cost and maximise your protection. Anything less is a risk you’ll carry through to Settlement–and maybe even beyond. Remember: This will probably be the largest purchase you’ll make in your life. And you’ll be committed to it for years, if not decades. So it’s worth investing in protection that’s to the amount you’ve committed yourself to.

Q: What are searches?

Searches are certificates that disclose rates, amounts owed, and the history of your property. It helps your File Owner do their detective work to manage your risks. Limiting the number of searches limits the ability of the File Owner to do their job. That’s why your File Owner may recommend optional searches if they think it’s necessary. For example, they may suggest a Building Approval Search to make sure the property’s deck, pergola or carport is built in accordance with Council regulations. After all, the last thing you want is a letter from the Council ordering you to tear it down. Because they cost extra, these searches are optional.

More About Reservoir

Located 12 kms away from Melbourne, Reservoir is an established suburb with an old-school charm and a hint of inner-city lifestyle. It is one of the most popular and affordable suburbs to live in. This is especially true in the case of families. An abundance of primary schools, lush green spaces and a good transport network makes this an ideal spot for families with children. New hip cafes and restaurants are also attracting young couples and independent people to consider Reservoir as a good melting pot of a community vibe and an urban city lifestyle.

The suburb is also filled with ample shopping stores located along the popular Broadway Shopping Strip. Trendy cafes co-exist with old-school bakeries and are both equally frequented. For outdoor enthusiasts, the expansive Edwardes Lake Park provides a space for picnics and barbecues. Apart from this, the Reservoir Leisure Centre takes care of other recreational amenities. It includes a number of indoor and outdoor pools, swim school, gym and a creche.

The Reservoir is increasingly becoming the area to invest in. Since it is located away from the city, the houses tend to be more spacious and have larger gardens. They are also much more ornate and can often be seen with Art Deco architecture or classic Australian weatherboards. Newer developments of modern geometric townhouses are also being constructed to furnish the high demand of living in the suburb. A 2.5% increase in gross rental yield can be expected by property owners. With the newer developments and spilling over of city life, this suburb is a promising hotspot for investment.
